That gap between what the news says and what's actually happening on the ground here is where experience matters.

The homes that come to market here don't always wait for conditions to feel comfortable. Inventory is constrained. The property you had your eye on last month may not be there when rates move. If you're thinking seriously about buying or selling in South Orange County, that conversation is worth having before rates shift, not after.

I'm not telling you to buy in a market that doesn't make sense for your situation. It depends on where you are financially and what you're looking for. But waiting for a perfect rate has a price. That's the honest read.

The rate environment directly affects how many qualified buyers are actively out there. That affects your offers. It's that simple.

Interest rates in South Orange County real estate conversations don't come up the way they should when sellers are thinking about timing. A lot of sellers look at comparable sales and stop there. But where rates are right now changes who can afford what you're selling, which changes how competitive the offers will be.

I've watched sellers list during a rate spike without adjusting their expectations accordingly. The buyer pool was smaller than they thought. The offers came in lower. Some of them dug in anyway and lost ground they didn't need to lose.
